Golden Visa tax matters
Last updated: 25 September 2026
The Golden Visa gives you a residence permit in Greece through an investment, usually in property. The permit application is handled by a lawyer, but behind it there is a whole tax side, before and after the purchase. We take care of it, in English or Greek.
Before the purchase
- AFM and tax representative: needed before any payment. For residents outside the EU and EEA the representative is generally mandatory.
- Cost of the purchase: transfer tax or VAT, and the other costs, so you know the total.
- Source of funds: the transfer from abroad must be properly documented.
- Minimum investment: it varies by area and has changed in recent years. Your lawyer checks it; we make sure the tax records match.
After the purchase, every year
- E9 and ENFIA for the property.
- Tax return, when you have to file one, for example if the property is rented out.
- Renting it out: whether and how a Golden Visa property may be rented depends on the programme’s rules. Short-term lets are restricted; we check before any listing.
- Permit renewal: your tax affairs need to be in order.
Golden Visa and tax residence
The residence permit alone does not make you a Greek tax resident. But if you start spending much of the year here, or move the centre of your life here, that can change. If you are thinking of moving, it is worth looking at the tax incentives for people who move their tax residence to Greece.
What we will need
- your passport and proof of address in the country where you live,
- your tax identification number (TIN) there,
- the property details and your lawyer’s contact, for coordination.
