Inheritance, parental transfers and gifts in Greece
Last updated: 25 September 2026
When you inherit property in Greece, or it is transferred to you, while you live abroad, the deadlines still apply and the decisions carry tax costs for years. We calculate the tax before you commit, prepare the return and coordinate the next steps, without you having to travel.
Inheritance
- Inheritance tax return: filed within 6 months of the death, or within 1 year if the deceased or the heir lived abroad. Late filing brings penalties.
- The tax: depends on the family relationship and the value. For spouses, children and parents there is a large tax-free amount, so the tax is often small or zero; the return is still always required.
- Renouncing: if the estate carries debts or is not in your interest, you can renounce it within a strict deadline. This is a legal matter handled by a lawyer; we give you the tax picture and obligations in good time.
- After the return: acceptance of the inheritance before a notary, registration with the land registry, and updating your E9 and ENFIA.
Parental transfers and gifts
A parental transfer (goniki paroxi, from parents to children) is taxed more favourably than a gift and is often the best way to pass property to the next generation. Before you sign, we calculate the tax for each option: a transfer now, a transfer keeping the usufruct, or inheritance later.
How it works from abroad
- A free first meeting: what the estate includes, who the heirs are, what the deadlines are.
- AFM and Taxisnet credentials for every heir who does not have them (see Greek tax number and Taxisnet access from abroad).
- Power of attorney at the Greek consulate or a notary with an Apostille, where a signature on a deed is needed.
- Tax calculation and return, with your approval before filing.
- Coordination with the notary and engineer, and updating your E9.
What we will need
- the death certificate and certificate of next of kin (for an inheritance),
- the will, if there is one,
- property deeds and bank account details,
- the AFM of each heir or recipient.
