Greek tax return for non-residents

If you live outside Greece but have income or property here, the Greek tax authority expects a tax return from you every year. We prepare and file it for you, remotely, and send you a copy and the tax assessment.
Who needs to file
As a rule, anyone living abroad with income from Greece has to file, for example:
- rent from a home, shop or office,
- short-term lets (Airbnb, Booking),
- a pension or salary from a Greek payer,
- interest, dividends or other income from Greek sources.
If you have no income or assets in Greece, you may not need to. We look at your case and tell you for certain.
What you declare in Greece
As a non-resident you are taxed in Greece on income that comes from Greece. What you earn in the country where you live is taxed there. That is why the tax authority (AADE) must have you registered correctly as a non-resident: if it does not, we start with a change of tax residence.
If the same income is taxed in both countries, the double tax treaty between your country and Greece applies, so that tax paid in one country is taken into account in the other.
The forms: E1, E2, E9
- E1: the main income tax return, every year.
- E2: the detailed statement of rental income, with each property and each lease listed separately. For short-term lets the property also needs a Property Registry Number (AMA).
- E9: the statement of your property in Greece, which ENFIA property tax is based on. It is not filed every year, only when something changes: a purchase, a sale, an inheritance or a gift.
Mistakes that cost money
- Filing as a Greek resident while living abroad: you are then taxed here on your foreign income too.
- Rental income that does not match the registered leases or what the tenant declares.
- An E9 not updated after an inheritance or sale, leading to the wrong ENFIA.
- Filing late, with a fine and interest.
How we work
- A free first meeting by video call or phone. We look at what is pending and give you a fixed price in writing.

- Documents, digitally: we send you a list of everything we need at the start.
- Your approval before filing: we send you the draft return and the resulting tax before it is submitted.
- Filing and reminders: we send you a copy and the assessment, and remind you about instalments and the next deadline.
What we will need from you
- an authorisation in myAADE (or the details to set one up together),
- your leases and the rent you received,
- statements for any other income from Greece (pension, salary, interest),
- anything that changed in your property during the year,
- your address abroad and, if you have one, a tax residence certificate from the country where you live.
We will never ask for your Taxisnet password by email or message. We work through an authorisation in myAADE, which you can revoke at any time.
