ENFIA property tax for non-residents
Last updated: 25 September 2026
ENFIA is the annual tax on property in Greece, and you pay it wherever you live. It is calculated from the details the tax authority (AADE) holds on your property, so a mistake in your E9 means the wrong tax every year. We check the assessment, correct what needs correcting and keep you informed about instalments.
How it is calculated
ENFIA is based on the property listed in your E9: location, square metres, floor, age, use and share of ownership. AADE issues the assessment and the tax is paid in instalments. You do not file an ENFIA return yourself, but your E9 must be right.
Common E9 mistakes
- wrong square metres or wrong share of ownership,
- a property you sold still showing in your name,
- an inheritance or parental transfer that was never entered, or entered with wrong details,
- a plot of land classified incorrectly,
- the same property listed twice.
Once the E9 is corrected, a new ENFIA assessment is issued. We also check whether the correction affects earlier years.
What we do
- Check your E9 and assessment through an authorisation in myAADE.
- Correct any mistakes, with the documents needed (deeds, land registry, permits).
- Instalment schedule and a reminder before each instalment, if you want one.
- ENFIA certificate, when you need one for a sale or a transfer.
What we will need from you
- an authorisation in myAADE,
- the property deeds or inheritance documents,
- anything you know has changed (a sale, an extension, a change of use).
We will never ask for your Taxisnet password by email or message. We work through an authorisation in myAADE, which you can revoke at any time.
Are you paying the right ENFIA?
Send us your assessment or an authorisation and we will tell you whether the details are right. We reply within 1 working day, Greek time.
