Rental income and short-term lets in Greece (AMA)

Last updated: 25 September 2026

Do you rent out property in Greece while living abroad, on a regular lease or through Airbnb and Booking? Rental income is taxed in Greece and comes with obligations during the year, not only in the tax return. We take care of them remotely.

Long-term leases

  • Registering the lease with AADE (myAADE) when it starts, when the rent changes and when it ends.
  • E2 in your tax return, with each property and each lease listed separately. The rent you declare must match what the tenant declares.
  • Unpaid rent: there is a way not to be taxed on rent you never received, if the right procedure is followed. Do not wait until the end of the year.

Short-term lets (Airbnb, Booking)

  • Property Registry Number (AMA): each property must be registered in AADE’s short-term rental registry before the first booking, and the number must appear in the listing.
  • Declaring each stay in the registry, with the amounts received.
  • Climate crisis resilience fee, charged per night.
  • More properties: anyone offering three or more properties for short-term rental is treated as running a business, with business registration and VAT. We check this before you expand.

How it is taxed

As a non-resident you are taxed in Greece on rent from Greek property, on its own scale, separately from other income. The country where you live may ask you to declare it too; then the double tax treaty applies, so you do not pay twice on the same income.

What we will need from you

  • an authorisation in myAADE,
  • your leases or the platform’s booking reports,
  • the amounts received and any unpaid rent,
  • the property details (address, square metres, electricity supply number).
