Who we help

Renting out a flat in Athens from Munich is not the same as moving back for good. We start from your situation.

You work abroad and own property in Greece
Non-resident tax return, E2 for rental income, E9 and ENFIA, without missing a deadline.
You receive a pension from abroad
Correct reporting of your pension, no double taxation, and a check on whether the special 7% flat rate suits you.
You are moving back to Greece
Transfer of tax residence and the application for the 50% income tax reduction for 7 years, where you qualify.
You inherited or are receiving property
Inheritance tax returns, parental transfers and gifts, with the tax calculated before you commit.
You are a foreign owner or Golden Visa holder
Greek tax number (AFM), tax representative, ENFIA and your annual return, all in English.
You recently left for work or study
Change of tax residence with the Greek tax authority (AADE), so you are not taxed in Greece on what you earn abroad.

What we take care of

Everything the Greek tax authority expects from someone who does not live here, in three groups.

Returns and taxes

Every year, on time.

Your tax identity

So the system has you right.

Property and moving back

For the big decisions.

  • Inheritance, parental transfers, gifts
  • Buying and selling property
  • Golden Visa tax matters
  • Relocation incentives (articles 5B and 5C of the Income Tax Code)

How we work remotely

You do not need to come to Greece. Most things happen online, and where a signature is needed we tell you exactly what to do.

  1. A first video call

In a free first meeting on Zoom, Google Meet, Viber or WhatsApp, we look at what is pending and what your case needs.

  2. Authorisation

If you have Taxisnet credentials, you authorise us online through myAADE. If not, we guide you through an authorisation with a certified signature, for example at the Greek consulate in your city.

  3. Documents, digitally

You send us the documents we need digitally. We tell you from the start what is required, so you are not hunting for papers in the last week.

  4. Filing and reminders

We file your returns, send you copies and remind you before every upcoming deadline. The fee is fixed and agreed in advance.

Why trust us from a distance

When you are not here, you need someone who tells you clearly what applies and gets it done without reminders.

greecetax.eu is the service of TaxGroup for people living abroad. It is run by Georgios P. Apostolopoulos, a first-class certified accountant and tax adviser in Greece, with an office at Patreos 84, Patras.

  • One contact, in English or Greek

You always talk to the same person, who knows your file.

  • A fixed fee, agreed up front

After the first meeting you know exactly what it will cost. No surprises.

  • A reply within 1 working day

On Greek time, wherever you are.

  • We see the whole picture

Rent, ENFIA, inheritance and tax residence are connected. We look at them together, not one by one.

Frequently asked questions

I live in Germany. Do I need to file a tax return in Greece?

Usually yes, if you have income from Greece (rent, for example) or property here. If you have no income or assets in Greece, you may not need to. We look at your case and tell you for certain.

How do I get Taxisnet (AADE) credentials from abroad?

Taxisnet credentials are now your login for AADE (myAADE) and gov.gr. There are ways to get them without a trip to Greece, for example through an authorised person or the tax authority's digital procedures. We tell you which one fits your case and help at every step. If you do not have a Greek tax number (AFM) yet, we start there.

What is a tax representative and do I need one?

It is the person who represents you before the Greek tax authority while you live outside Greece. For residents of countries outside the EU and EEA it is generally mandatory; for EU residents it is optional but often convenient. We can take on this role.

Will I pay tax twice, in Greece and where I live?

Not if the steps are done correctly. Greece has double tax treaties with many countries. With a tax residence certificate and a correct return, tax paid in one country is taken into account in the other.

I left Greece. Do I need to declare a change of tax residence?

Yes. If you do not declare it to the tax authority (AADE), you may still be treated as a Greek tax resident and be taxed here on what you earn abroad. The change is made with documents from the country where you live, and we handle it for you.

Do I pay ENFIA if I live abroad?

Yes. ENFIA is the annual tax on property in Greece, wherever the owner lives. We check that your E9 property statement is correct, so you do not pay on wrong details, and keep you informed about instalments.

I am moving back to Greece. Are there tax incentives?

Yes. People who move their tax residence to Greece to work may be entitled to a 50% reduction of income tax on employment or business income for 7 years (article 5C of the Income Tax Code). Pensioners with foreign pensions can opt for a 7% flat rate (article 5B). We check the conditions and the application deadline.

How much does it cost?

It depends on what you need: an annual return costs differently from an inheritance. After the first meeting, which is free, we give you a fixed price in writing.
